Building a New Home on a Small London Plot: What We’ve Learned

New build projects in East London rarely happen on a blank site. More often it’s a side garden, a gap between two houses, or a plot behind an existing property, and each of those brings its own set of planning questions before a single drawing gets made.

Fitting into the street

Councils pay close attention to how a new dwelling sits alongside the existing streetscape, particularly on infill plots. Height, roofline, materials and spacing from neighbouring properties all get scrutinised, and getting this wrong is one of the more common reasons applications get refused or delayed. We look at the surrounding properties early on, not as an afterthought.

Access and parking

On tight urban plots, access is often the first practical constraint, sometimes more limiting than the plot size itself. Vehicle access, bin storage and cycle parking all need to be worked into the design from the start rather than squeezed in at the end.

From concept to construction drawings

We usually start with a feasibility check, working out roughly what the site can support before committing to a full design. Once that’s confirmed, we move through concept design, the planning application, and then a full set of construction and building regulations drawings that your builder or structural engineer can actually work from.

It’s rarely fast, and that’s fine

New build applications tend to take longer than extensions, partly because of the additional planning scrutiny and partly because there’s simply more to draw and coordinate. We’d rather set realistic expectations at the start than have a client surprised by the timeline later.
