What Actually Happens When You Extend a House in Ilford
Most people come to us wanting more space, but not always sure what kind of extension actually fits their house. That first conversation matters more than people expect, because the right extension depends on your plot, your budget, and what you’re actually trying to fix about how the house works right now.
The three types we draw most often
Rear extensions are the most common. On a typical Ilford terrace or semi, this usually means pushing out into the garden to open up the kitchen and create a proper dining space. Side return extensions work well on Victorian terraces with that awkward strip of land down one side, which often gets absorbed into the kitchen. Wrap-around extensions combine both, and tend to suit properties where the garden space allows it.
Permitted development or full planning?
A lot of single-storey rear extensions fall under permitted development rights, meaning you don’t need full planning permission as long as you stay within certain size limits. Double-storey extensions, side extensions, and anything close to a boundary usually need a full application. We check this early on so you’re not surprised halfway through.
Things that catch people out
Party wall agreements are the one homeowners forget most often. If you’re building close to or on a shared boundary with a neighbour, you’ll likely need a party wall agreement before work starts, separate from planning permission. Drainage is another one, especially on older properties where the existing layout wasn’t designed with an extension in mind.
